Investa and Oxford celebrate milestone for Indi Footscray


Investa and Oxford Properties Group have reached a significant milestone in their build-to-rent (BTR) portfolio with the topping out of Indi Footscray, their largest BTR project to date.

The development, located in Melbourne’s vibrant west, marks a new chapter in Australia’s rental market, aiming to transform the renting experience for future residents.

The Indi Footscray project, built by Roberts Co, comprises 702 apartments across 20 storeys, reaching a maximum height of 70 metres.

The development will provide homes for over 1,200 residents, offering a mix of studios, one, two, and three-bedroom apartments.

Its strategic location adjacent to Footscray train station ensures convenient access to Melbourne’s CBD within just 12 minutes.

Mark Tait, Head of Development at Investa, expressed enthusiasm about the milestone, stating: “Indi Footscray is our first and largest BTR project in Melbourne, and the largest Living Sector project in our portfolio.”

The development aims to offer residents a contemporary lifestyle with abundant amenities, convenient transport access, and proximity to local attractions.

Indi Footscray will feature a range of shared spaces, including a rooftop barbecue and dining area, co-working spaces, a fitness centre, a cinema, and a centrally located public piazza with retail options.

These amenities are designed to create a curated living experience for residents, setting a new standard for inner-city living in Melbourne’s west.

Ian Lyon, Vice President and Head of Development Asia Pacific at Oxford, highlighted the strong market fundamentals driving BTR demand in Australia.

“Strong rental demand, population growth, and evolving lifestyle needs continue to drive demand in the living sector,” Lyon remarked.

The project also highlights sustainability, with smart building features and a commitment to environmental responsibility.

Indi Footscray will be fully electric, powered by 100 per cent renewable electricity in common areas, and is targeting a 5 Star Green Star Buildings rating.

The Indi BTR platform, developed and managed by Investa and owned by Oxford, now boasts nearly 1,400 apartments across three assets in Melbourne and Sydney.

This milestone follows the recent opening of Indi Sydney, the first purpose-built BTR asset in Sydney’s CBD.

Construction of Indi Footscray is expected to be completed in Q3 2025, with the first residents moving in shortly after.

As the BTR sector continues to grow in Australia, projects like Indi Footscray are set to redefine the rental landscape, offering long-term, high-quality housing solutions for urban dwellers.
