Australian property developer, Golden Age Group, has announced the approval of its latest project in Box Hill, Victoria.

The development, located at 69 Carrington Road, will feature a state-of-the-art 15-storey commercial office and retail tower designed by renowned architecture firm Gray Puksand.

This project highlights Golden Age Group’s confidence in Melbourne’s thriving fringe office market.

The $42 million development will encompass a gross floor area of 13,495 square metres, including 6,661 square metres of premium office spaces and 1,390 square metres of retail amenities.

It will also include two levels of basement parking with 41 car spaces, 50 bicycle storage spots, and modern end-of-trip facilities.

The top executive floor is customisable to meet the specific needs of tenants, offering flexibility for businesses.

Golden Age Group acquired the 1,119-square-metre site in July 2023 for approximately $13 million.

This marks the company’s fifth property in Box Hill, where it now holds over six hectares of land.

The project complements Golden Age’s other developments in the area, including the mixed-use SKY SQR precinct set to open later this year, the completed Sky One tower, and residential projects like Hay Street (Wembley Hill) and Jade apartments.

Damien Hehir, Development Director at Golden Age Group, expressed enthusiasm about the new project, stating: “We are thrilled to bring this visionary project to Box Hill, a vibrant and rapidly growing business hub in Melbourne’s east.

“This development reflects our commitment to creating dynamic spaces that meet the evolving needs of businesses, retailers, and the community.”

The Gray Puksand-designed tower aligns with the City of Whitehorse’s growth strategy by providing high-quality office and retail spaces.

Sustainability features include a BESS score of 53 per cent, a STORM rating of 121 per cent, a 4.5-kW solar photovoltaic system, and natural ventilation measures.

These initiatives position the project as a modern and environmentally conscious addition to Box Hill’s skyline.

This development is part of the broader Box Hill Metropolitan Activity Centre Structure Plan, which anticipates significant demand for office and retail space as the suburb’s population grows by an estimated 14,000 residents by 2036.
