The City of Gold Coast has today launched a significant urban renewal initiative in Nerang, calling for Expressions of Interest from experienced development partners to help deliver a new mixed-use community and lifestyle precinct in the heart of the suburb.
The project, spearheaded by Invest Gold Coast, will see the former Nerang Administration Precinct reimagined as a residential and community hub.
The 7.9-hectare site sits close to Nerang’s town centre and offers scope for approximately 21,000 square metres of developable area, positioned between the coastal corridor and the Gold Coast hinterland.
City of Gold Coast Mayor Tom Tate said the development represented an opportunity to deliver much-needed housing while shaping the next stage of the city’s growth trajectory.
“We are a city with real economic momentum, and Nerang is one of our most strategically located suburbs to build on that,” Mayor Tate said.
He noted the site’s proximity to employment, transport, education and community amenities, positioning it as an ideal location for the type of connected, master-planned precinct the City is envisioning.
The vision includes a mix of medium density residential and complementary commercial uses, alongside a dedicated community services hub.
“This site is primed for urban renewal, and Council is seeking private sector proposals to lead the master planning and delivery of a large-scale lifestyle precinct, with opportunities for medium density residential and complementary commercial uses,” Mayor Tate said.
As part of the proposal requirements, successful proponents will also be asked to deliver a new community services facility to replace the Bicentennial Building auditorium, incorporating office, retail and allied health services.
Council formally endorsed the project in June this year, with local Division 5 Councillor Peter Young among those backing the initiative for its potential to transform the Nerang community and establish a new benchmark for civic-led urban renewal across South East Queensland.
The precinct will be delivered under a land-for-infrastructure partnership model, an approach that grants the successful development partner development rights in exchange for delivering agreed community infrastructure and public realm outcomes for the broader area.
The initiative reflects a growing trend among local governments to leverage strategic public land holdings to accelerate housing supply while embedding community infrastructure into new developments, particularly in fast-growing regional centres like Nerang.
Expressions of Interest opened on Monday, 24 August 2026, and will close on Friday, 2 October 2026.

The City is expected to review submissions following the closing date, with a preferred development partner likely to be selected in the months that follow.
Further details on the master planning process and community consultation are anticipated to be released as the project progresses.
The Nerang project forms part of a broader push by the City of Gold Coast to address housing supply pressures while ensuring new developments are matched with appropriate infrastructure and services, as the region continues to experience strong population growth and demand for well-located, connected communities.
