Extended stay hotel arrives in Melbourne’s growing north

LiveStay has expanded its national footprint with the opening of Punthill Epping, a 100-key apartment hotel located within the $2 billion New Epping urban renewal precinct in Melbourne’s rapidly growing northern corridor.

Positioned at 25 Greengate Way, the new development responds to rising demand for extended stay accommodation in one of Victoria’s fastest growing regions.

The project forms part of the broader New Epping masterplan led by Riverlee, a 51-hectare mixed-use precinct set to deliver around 2,000 homes, 110,000 square metres of commercial and retail space, healthcare facilities, and community infrastructure.

Punthill Epping represents a key accommodation component within this large-scale urban transformation, supporting both economic activity and population growth across the corridor.

Located within Melbourne’s largest public-private healthcare cluster, the hotel sits adjacent to Northern Hospital Epping, Northern Private Hospital, and an expanding network of specialist medical services.

This proximity is expected to generate sustained demand from healthcare professionals, patients, and visiting families, alongside corporate and project-based travellers linked to surrounding commercial and industrial hubs.

The northern corridor has experienced significant demographic and infrastructure growth in recent years, yet the supply of high-quality serviced apartment accommodation has lagged behind demand.

LiveStay’s decision to enter the Epping market reflects confidence in the area’s long-term fundamentals, including population expansion, increasing business activity, and continued government and private sector investment.

Punthill Epping has been purpose-built to cater to modern extended stay requirements, offering a mix of studio, one, two, and three-bedroom apartments.

The design includes interconnecting and accessible configurations to accommodate diverse guest needs. Each apartment is equipped with a full kitchen, in-room laundry, high-speed Wi-Fi, and smart televisions, aligning with growing preferences for flexible, self-contained accommodation.

The development also incorporates supporting amenities designed to enhance longer stays and business use.

These include a conference and meeting facility, a gymnasium, a guest pantry, reception and lobby spaces, and on-site parking.

A future food and beverage offering is planned as the precinct continues to mature.

Riverlee’s broader vision for New Epping positions the precinct as a major regional centre for Melbourne’s north, integrating residential, healthcare, retail, and employment uses.

The inclusion of a premium apartment hotel strengthens the precinct’s ability to support visiting professionals, project teams, and healthcare-related travel, while also contributing to its attractiveness for investment and business relocation.

In addition to its core corporate and healthcare markets, the property is expected to capture leisure demand as Melbourne’s northern suburbs continue to evolve.

Nearby retail destinations such as Pacific Epping, along with emerging dining and lifestyle offerings, are likely to support increased visitation over time.

Punthill Epping underscores LiveStay’s ongoing expansion strategy across Australia, targeting high-growth urban corridors where infrastructure investment and economic activity are converging.

The project highlights the increasing role of integrated accommodation within masterplanned developments, particularly in regions undergoing rapid transformation and diversification.
