Deicorp begins major Green Square transformation


Construction has officially commenced on Deicorp’s $874 million East Zetland project, The Avenues, marking a major milestone for Sydney’s Green Square precinct in the city’s inner south.

The sod-turning and blessing ceremony, held on June 18 at Joynton Avenue, brought together Deicorp Founder Fouad Deiri and architects from Candalepas Associates and FK, launching a development that will transform 2.87 hectares of former industrial land into a vibrant urban village just four kilometres from the CBD.

The Avenues will deliver 574 architecturally designed apartments across nine buildings, blending residential, retail, and open space in one of Sydney’s fastest-evolving neighbourhoods.

The precinct will offer over 800 square metres of curated retail and commercial space, fostering a village-style atmosphere with everyday convenience for residents.

A key feature is the inclusion of build-to-rent and purpose-built student housing, delivered in partnership with Scape, to support key workers, students, and long-term renters in this high-demand location.

Residents will benefit from private gardens, leafy streets, and proximity to Green Square Station and Gunyama Park, while the project will also contribute more than $16 million in upgrades to nearby parks and local roads.

Deicorp Founder Fouad Deiri described The Avenues as “a place where architecture, landscape and community come together,” adding: “We’ve worked closely with some of the best design minds in the country to create a neighbourhood that offers more than just apartments.

“It offers a lifestyle grounded in connectivity, comfort and character.

“Zetland is one of Sydney’s most exciting growth areas, and we’re proud to be contributing to its future with a project that blends thoughtful design, walkable living, and genuine urban vibrancy.”

The project is expected to generate 2,700 jobs during construction and deliver much-needed new homes in a sought-after urban location.

Designed in collaboration with Candalepas Associates, FK, and other leading studios, the buildings will feature earth-toned brick facades, generous landscaping, and active retail edges, aiming to create a pedestrian-friendly environment and a strong sense of community.

The Avenues also builds on Deicorp’s recent delivery of over 700 apartments in the Green Square area and forms part of the company’s expanding pipeline of inner-urban developments across metropolitan Sydney.
