
Construction is now underway on the Noarlunga Heights Super Centre, marking a major milestone in the $17.5 million transformation of the former Bunnings Noarlunga site into a contemporary multi-tenancy retail destination.
Developed by BWP Trust and delivered in collaboration with FDC Construction & Fitout, Hames Sharley and Tango Project Management, the redevelopment will retain and repurpose the existing 8,800sqm warehouse structure.
The project will subdivide and extend the building to create five tenancies, delivering a total gross lettable area of 11,226sqm — representing a more than 25 per cent increase in retail capacity.
By retaining and extending the existing structure, the project embraces adaptive reuse, significantly reducing demolition waste and preserving embodied carbon compared to a full rebuild.
This approach demonstrates how established assets can be revitalised to deliver strong commercial and community outcomes while minimising environmental impact.

The redevelopment comes as Adelaide’s southern corridor continues to benefit from sustained investment in housing, infrastructure and community development.
With both government and private sectors driving growth, the region is emerging as a major hub for new commercial activity and population expansion.
Once completed, the Noarlunga Heights Super Centre will feature a mix of nationally recognised retailers, including The Good Guys, BCF and Planet Fitness, alongside provisions for a food and beverage drive-through tenancy still available for lease.
The centre is expected to support over 200 additional retail jobs when fully operational, in addition to the employment created throughout the construction phase.
The project’s design reflects a growing industry focus on adaptive reuse and sustainability, a strategy that aligns with both investor priorities and community expectations.
By maximising the value of the existing structure, BWP Trust and its project partners are reducing carbon emissions, material waste, and project timelines while delivering a fresh retail experience for the region.

With construction now in full swing, activity on-site is expected to increase over the coming months as internal fitouts progress and anchor tenants prepare for occupancy.
The project is on track for completion in October 2026, positioning the Noarlunga Heights Super Centre as a key retail and employment destination for the city’s southern growth corridor.
