Construction has begun on a 213‑unit apartment development at the Murdoch Health and Knowledge Precinct.
The project, a collaboration between community housing provider Foundation Housing Ltd and Western Australian developer Human Urban (H‑U), will deliver 65 new social housing dwellings and 148 affordable rental homes.
Positioned near Murdoch University, Fiona Stanley Hospital, and key transport links, the project sits within the expanding Murdoch Health and Knowledge Precinct — an urban renewal initiative led by DevelopmentWA.
Backed by joint state and federal funding commitments, the development reflects a growing partnership between both governments aimed at addressing housing affordability.
The WA government has allocated a $46.2 million grant from its record $6.3 billion housing investment program, while the federal government has provided nearly $165 million, including ongoing availability payments through the Housing Australia Future Fund.
The new apartments will be complemented by commercial spaces designed to encourage an integrated mix of living, working, and community activity.
The location within the Murdoch precinct is intended to place residents within close reach of health, education, and research facilities, reinforcing the area’s role as one of Australia’s emerging innovation hubs.
State and federal representatives have welcomed the project as a meaningful response to rising housing demand and the need for affordable options near major employment and education centres.
The state government says the development will not only boost local housing supply but also provide much‑needed accommodation for essential and key service workers supporting the surrounding institutions.
The initiative forms part of the WA government’s broader plan to increase access to social and affordable housing across Western Australia.
The state’s housing investment since 2021 has included extensive programs to deliver new public housing, fund urban regeneration projects, and expand partnerships with community housing providers.
Similar large‑scale developments are being advanced under the build‑to‑rent model to improve long‑term rental availability.
Federal support through the Housing Australia Future Fund has been a central component of the national approach to housing reform, with the Murdoch project standing as one of its flagship investments in WA.
Local representatives have described the Murdoch development as both a housing project and a community‑building initiative.
Once complete, it will deliver hundreds of new homes that align with the State and Federal commitment to ensuring Western Australians have access to safe, affordable, and well‑located places to live.
