Cascadia leads Illawarra lifestyle community growth


The Illawarra region is emerging as a key destination for homebuyers seeking lifestyle-focused communities, as demand shifts beyond Sydney in response to affordability pressures and changing lifestyle priorities.

At the centre of this growth is Calderwood, where buyer demand has surged by 68 per cent year on year, reflecting increasing interest in areas that offer space, connectivity and access to nature.

Population projections reinforce this trend, with the New South Wales Department of Planning and Environment forecasting the Illawarra–Shoalhaven region will exceed 540,000 residents by 2041.

This anticipated growth is being supported by significant infrastructure investment, including upgrades to the Princes Highway, the Albion Park Rail bypass, and planned schools, retail centres and transport links connecting the region to Wollongong and Greater Sydney.

Against this backdrop, Sekisui House Australia has launched Cascadia Calderwood, a $520 million masterplanned community designed to meet rising demand.

The 36-hectare development will deliver 455 vacant land lots and completed SHAWOOD homes, alongside more than 12,000 square metres of parklands and green open space, complemented by an extensive network of walking and cycling paths.

The project also benefits from strong regional connectivity, including access to the future Western Sydney Airport, which is expected to become one of Australia’s largest employment and infrastructure hubs.

This proximity is expected to further enhance Calderwood’s long-term growth prospects and appeal to both local and relocating buyers.

 Cascadia leads Illawarra lifestyle community growth

Cascadia Calderwood is positioned as a more accessible entry point into the property market compared to Greater Sydney, where median house prices exceed $1.76 million.

In contrast, Calderwood’s median house price sits at approximately $1,055,000, attracting a mix of first home buyers, upsizers and those relocating from metropolitan areas.

As part of the project’s official launch, Sekisui House has opened a selection of SHAWOOD display homes, allowing prospective buyers and the local community to experience the design and construction quality firsthand.

The homes showcase the developer’s emphasis on craftsmanship, functionality and integration with the surrounding environment, reflecting its broader design philosophy.

Cascadia has been planned in alignment with Sekisui House’s Satoyama approach, which draws on traditional Japanese principles that emphasise harmony between people, homes and nature.

The community layout incorporates tree-lined streets, green corridors and interconnected open spaces to encourage walkability, social interaction and a strong connection to the natural landscape.

Located approximately 24 minutes from Wollongong and within easy reach of Lake Illawarra, the Illawarra escarpment and several South Coast beaches, the development offers a balance of lifestyle and accessibility.

This positioning is expected to further strengthen its appeal among buyers seeking both convenience and natural amenity.

The official unveiling of Cascadia Calderwood took place on 2 May, featuring guided tours of the masterplan, land lots and display homes, alongside community activities and local activations designed to showcase the future vision of the neighbourhood.

As the Illawarra continues to evolve into one of the South Coast’s fastest-growing residential corridors, developments such as Cascadia Calderwood are setting new benchmarks for design-led, sustainable communities, while reinforcing long-term investment in the region’s growth and liveability.
