Brunswick Established sets new benchmark in sustainable living


Melbourne’s Brunswick neighbourhood is set to welcome a pioneering residential development as construction commences on Brunswick Established — Beulah’s 23 bespoke townhomes designed to harmonise heritage preservation with cutting-edge sustainable practices.

Located at 23 Hodgson Street, the project has already garnered global acclaim, securing Gold at the International Design Awards in the Residential Architecture/Sustainable Home category.

The site, once home to one of Brunswick’s earliest clothing factories (1920s), will retain its industrial-era heritage walls through a delicate propping process led by structural engineers and heritage specialists.

Up to 80 per cent of existing materials — including bricks and salvaged timber — will be repurposed for architectural features and pergolas, significantly reducing embodied carbon and construction waste.

Renewable energy will power the build, aligning with the development’s gas- and fossil-fuel-free operational model.

Designed by Six Degrees Architects, the townhomes exemplify circular economy principles, focusing on waste reduction, material reuse, and natural system regeneration.

Residents will benefit from solar panels, rainwater harvesting, EV charging, and communal edible gardens, fostering a self-sustaining community.

Since its May launch, the project has attracted strong interest from downsizers, professionals, and interstate buyers, drawn to its customisable layouts and eco-credentials.

Recent state government incentives, including stamp duty savings of up to $146,000, and anticipated interest rate cuts have further buoyed demand.

A limited number of three- and four-bedroom homes remain, priced from $1.87 million.

Beulah appointed builders Level 10 for their expertise in heritage-sensitive construction.

“This collaboration sets new standards for environmentally responsible building,” said Beulah’s Adelene Teh, highlighting Level 10’s alignment with the project’s progressive yet heritage-conscious design.

Level 10 Director Andrew Gillespie added that the development “represents a unique vision to enhance Brunswick’s community”.

With completion slated for early 2026, Brunswick Established aims to redefine urban living by marrying Brunswick’s rich history with a resilient, sustainable future.
