Australian property developer Aqualand has taken a significant step towards transforming North Sydney’s skyline with its latest proposal.
The company has lodged a State Significant Development Application (SSDA) with the New South Wales government for the area’s first build-to-rent (BTR) project, set to be constructed at 146 Arthur Street.
The ambitious project aims to replace an existing commercial building with a mixed-use 46-storey tower, featuring 390 rental apartments and a ground-floor retail and commercial precinct.
Strategically located in the heart of North Sydney’s evolving CBD, the development will be just 400 metres from North Sydney Station and 250 metres south of the upcoming Victoria Cross Metro Station.
Designed by renowned architectural firm Woods Bagot, the proposal showcases a thoughtful blend of modern urban living and community-focused spaces.
The building’s design includes:
- A three-storey articulated podium reflecting the area’s village-scale streetscape
- Internal mini laneways connecting retail spaces, the residential lobby, and nearby Doris Fitton Park
- A ground-level, hotel-style porte cochere with various amenities
- Extensive resident facilities, including co-working spaces, a cinema room, a gym, and a pool
- Four central three-storey Sky Gardens offering harbour views to all residents
- A rooftop featuring bookable lounges and a 245sqm outdoor terrace
Jin Lin, Aqualand’s Group Managing Director, expressed enthusiasm for the project, stating: “146 Arthur Street offers a highly attractive and connected opportunity to strengthen the North Sydney CBD as a major commercial centre in Sydney.”
Lin highlighted the growing demand for high-quality, professionally managed rental residences and the company’s commitment to creating a strong sense of community within the building.
The development is part of Aqualand’s broader investment in North Sydney, following the completion of their AURA and BLUE at Lavender Bay projects.
The company has also unveiled plans for another BTR project mixed with a hotel at 132 Arthur Street, further solidifying its presence in the area.
As North Sydney undergoes significant rejuvenation, Aqualand’s latest proposal is poised to contribute substantially to the suburb’s transformation into a vibrant, 18-hour economy.
The project awaits review and approval from the NSW Department of Planning, Housing and Infrastructure
