Melbourne-based developer V-Leader has received an amended permit approval for a $400m+ premium office development at 600 Lonsdale Street Melbourne.
Acquired in May 2018, the original scheme encompassed 16,500 square metres of premium office space alongside a 288-room hotel on the prominent corner site. The amended permit removed provision for a hotel, opting instead for 30,000 square metres of A-grade office space across 40 storeys and ground floor retail.
The approved permit includes a 2,000 square-metre multi-faceted wellness facility, and a 1,200 square-metre sky lobby, gallery space and meeting facilities on levels 20 and 21. The tower will sit atop a large podium space, comprising bespoke 600 square-metre floorplates for whole floor tenants whilst the podium entails floorplates up to 1,500 square metres. The tower structure will suit demand from a wide scope of tenants, including smaller sized tenants looking for less space due to the hybrid working structure adopted by many post COVID.
At the helm of the design is highly regarded global architecture firm Skidmore, Owings & Merrill (SOM), working alongside homegrown practice Fender Katsalidis on the architecture and interiors.
Biophilic design will be at the centre of 600 Lonsdale, with SOM’s design incorporating a ‘green column’ into the façade, alongside 24 terraced areas that will circulate fresh air throughout the building and create a permeable indoor/outdoor workplace. Terracotta fins will provide solar shading and further support the building’s carbon neutral operation.

Construction is set to start in Q1 2023.
