Abadeen secures approval for landmark Mosman development


Abadeen has received development approval for its highly anticipated ultra-luxury residential project at 34 Burran Avenue, Mosman, with construction set to begin in early 2026 following the successful completion of its nearby Hampden Mosman project.

Positioned just 50 metres from Balmoral Beach within Mosman’s prestigious Golden Triangle, Burran Avenue represents one of the suburb’s most significant and tightly held coastal development opportunities — a rare chance to deliver contemporary architecture on a landmark corner site overlooking Sydney Heads.

Lodged in April 2025 and approved in September 2025, the development will feature three whole-floor ultra-luxury residences, each designed to capture panoramic harbour views through Sydney Heads.

Combining privacy, space and proximity to the water, the project has been carefully conceived to maximise the site’s elevated topography and natural setting.

On its 550sqm corner site at the junction of Burran Avenue and Stanton Road, the building has been designed to sit elegantly within Balmoral’s natural amphitheatre.

A refined material palette of stone and metal cladding paired with angular forms gives the façade a timeless yet contemporary presence.

Generous terraces and full-height sliding doors offer seamless indoor-outdoor integration, while open-plan layouts and panoramic outlooks create the ideal balance of sophistication and coastal living.

The delivery team behind Abadeen’s acclaimed Hampden Mosman project — Abadeen, Reform Projects and Mathieson — has been retained to deliver Burran Avenue with the same level of craftsmanship and design excellence.

Platform Architects has been appointed project architect, bringing experience from luxury residential projects in Manly, Fairlight and Freshwater.

Their design introduces a refined, contemporary language to Balmoral’s coastal amphitheatre, blending contextual sensitivity with a fresh architectural perspective that celebrates the site’s natural contours and sweeping harbour views.

Mathieson will lead interior design, while Reform Projects will oversee consultant coordination and early works preparation.

Abadeen Executive Chairman and Founder Justin Brown said the company was advancing with a highly skilled delivery team to create a landmark project redefining ultra-luxury living on Sydney’s Lower North Shore, noting that construction is scheduled to begin in early 2026,

Michael Clark, Development Director at Abadeen, said: “Achieving DA approval in just five months for a site of this prominence, within environmentally sensitive zoning, is virtually unheard of.

“We worked closely with Mosman Council and the design team to deliver an outcome that was both architecturally ambitious and contextually appropriate — one that Council endorsed unanimously.”

Abadeen Development Director Michael Clark said the Burran Avenue project highlights the remarkable outcomes possible when collaboration and design excellence align.

He explained that the development brings together an exceptional location, a disciplined design vision, and a leading consultant team.

Clark added that the project is set to become a defining addition to Mosman’s architectural landscape.

Development approval was lodged in April 2025 and granted at the end of September 2025.

The project team comprises Platform Architects as project architect, Mathieson as interior designer, and Reform Projects overseeing construction and consultant coordination.

Burran Avenue marks the latest milestone in Abadeen’s expanding portfolio of prestige developments across Mosman and Sydney’s Lower North Shore, reinforcing the company’s position as a leader in premium residential design and delivery.
