Melbourne project awarded platinum WELL rating

Cbus Property and ISPT have been awarded a WELL Precertification at the Platinum level for their commercial office development at 447 Collins in Melbourne by the International WELL Building Institute. The aim of this world leading certification is to incorporate WELL features into the design of buildings that will improve the nutrition, fitness, mood, sleep patterns and cognitive performance of its occupants.

447 Collins Street consists of over 50,000 square metres of PCA premium grade offices space. The commercial office forms a segment of the ‘Collins Arch’ mixed-use development at 433-455 Collins Street in Melbourne. The twin-tower mixed-use development also includes a 5-star hotel with 294 rooms which will be known as the W Hotel, alongside 1,000 square metres of high-end retail and 185 luxury apartments.

Some of the building optimisations that have been added to achieve a platinum WELL rating include: indoor air quality monitoring, interior fitness circulation, tenant access to high quality bike storage facilities, with cyclists having access at mezzanine level so they do not interact with cars, alongside fresh and bright natural lighting and ventilation and access to onsite gym facilities. In addition to these wellness features, the development is also striving for a 6-star Green Star accreditation and 5.5-star NABERS energy rating.

Lorraine Moore, Cbus Property Sustainability Manager said that WELL is moving the focus of the building rating tool world from an environmental and building focus to a human health focus.

“This is really important in an age where people are spending over 90 per cent of their time indoors. If you are trying to attract and retain a tenant, you need to create a workplace environment that is aligned to your life beyond just work,” she said.

The results of 447 Collins Street speak for themselves with the commercial office tower achieving an 80 per cent tenant pre-committed, 18 months before development completion.
