EOI Stage 1 Development and Tenancy – Old Yanchep Surf Club
The City of Wanneroo is seeking Expressions of Interest from commercial organisations, individuals or joint venture partners, interested in developing the old Yanchep Surf Club Lot 10603 (Crown Reserve 39022) Brazier Road, Yanchep, under a tenancy agreement.
The site requires demolition of the existing building and development of a high quality, iconic building that reflects the City’s ultimate vision for the Yanchep Lagoon Precinct (YIP), with which the site forms part of.
The site facilitates commercial ventures that reflect public use and the City is open to all forms of service provision / activity that complies with the planning provisions and tenure of the location. The EOI process will be heavily focused on the provision of an iconic, architecturally progressive building that reflects the coastal location and provides is benchmark for the ultimate vision for the YIP.
The City envisages a long term ground lease arrangement in order to develop the iconic location to its greatest potential. Given the projected residential capacity of the greater Yanchep area, the site represents an early investment opportunity for forward thinking development bodies to capitalist on this exciting opportunity. The City understands development of the site will require significant capital investment, and as such, a negotiated rent will be available to the suitable candidate.
Currently, the building used by the Yanchep Surf Life Saving Club is located on Crown Reserve 39022 under a Management Order with the power to lease up to 21 years. Further details of this opportunity include:
* The proposed lease area is anticipated to be available from mid 2018 or as soon as approval through this EOI process is complete,
* The total Crown Reserve 39022 site is available – 2,130m2 for development
* The rent will be negotiated under a private treaty arrangement in accordance with section 3.58 of the Local Government Act 1995, and
* Lease terms are negotiable but would be a minimum of 10 years, maximum of 21 years, inclusive of options.

Applicants deemed appropriate for further consideration will received a Stage 2 EOI information pack late December 2017, which will include details of the application procedure and relevant selection criteria to be addressed.
