LandxWise breaks ground on $65m Samara development in Fraser Rise


LandxWise, a prominent specialist in greenfield and subdivision development management, has officially commenced construction on Samara, a $65 million master-planned community in Fraser Rise.

This project represents a significant milestone in the company’s commitment to delivering high-quality, well-connected residential developments in Melbourne’s rapidly expanding north-west corridor.

Samara will feature 172 premium residential lots and a super lot, with house and land packages ranging from 156 square metres to 366 square metres.

Located in Melton, one of Victoria’s fastest-growing regions, the development is designed to offer a family-oriented lifestyle surrounded by lush open spaces and parklands.

Positioned just 10 minutes from Caroline Springs and Deanside, Samara combines suburban tranquillity with urban convenience.

Speaking at the sod-turning ceremony, Akash Ahluwalia, Director at LandxWise, emphasised the strategic importance of the project.

“Fraser Rise is rapidly emerging as a premier residential location.

“At LandxWise, we are committed to identifying and investing in high-growth areas.

“Samara is a testament to our dedication to developing thoughtfully designed communities that enhance lifestyle and long-term value for residents and investors alike,” he said.

Samara’s location offers residents unparalleled access to essential amenities.

The future Melton Hospital, just 15 minutes away, will bolster healthcare access in the region.

Additionally, the Victorian government’s $650 million investment in upgrading the Melton rail line will increase passenger capacity by 50 per cent by 2028, significantly improving connectivity to Melbourne’s CBD.

Education is another key focus for the development.

The Victorian government has allocated $9.5 million to upgrade Sydenham Hillside Primary School, located less than 10 minutes from Samara.

The community will also benefit from proximity to shopping centres, recreational facilities, and other essential services.

According to 2024 data from the Australian Bureau of Statistics, Melton ranks as Australia’s fourth fastest-growing municipality with an annual population growth rate of 6.61 per cent.

Fraser Rise has seen an even more remarkable increase of 26.4 per cent, further solidifying its status as a sought-after residential destination.

The first two stages of Samara are scheduled for completion by Q4 2025.

As construction progresses, LandxWise aims to create a thriving community where residents can enjoy a seamless blend of convenience and lifestyle.
