Grand Hotel Group (GHG), a subsidiary of Tuan Sing Holdings Ltd, has announced plans for a significant mixed-use redevelopment project in Melbourne’s prestigious Collins Street precinct.
The company has instructed Urbis Ltd to submit a Town Planning Application to the City of Melbourne for the transformation of its properties at 121-131 Collins Street and 23-25 George Parade.
The ambitious project aims to revitalise the landmark location, which currently houses the 550-room Grand Hyatt hotel and various retail spaces.
The proposed redevelopment focuses on creating a modern, luxury multi-level retail and enhanced hotel experience while preserving the site’s historic character.
Key features of the redevelopment plan include:
- A complete transformation of the podium façade from levels 4 to 9B
- Introduction of a dynamic luxury retail and food and beverage precinct
- Enhanced streetscape and increased activation along Collins Street
- Sustainable adaptive reuse of the existing structure
- Extensive refurbishment and reconfiguration of spaces
The project is designed to minimise disruption, allowing business operations for tenants and the Grand Hyatt Hotel to continue as usual throughout construction.
William Liem, Chief Executive Officer of Tuan Sing, emphasised the project’s commitment to sustainability and urban revitalisation.

Upon completion and subject to regulatory approvals, the redeveloped site is expected to encompass approximately 84,500 square metres in total Gross Floor Area.
