Adelaide’s newest state-of-the-art, highly sustainable workplace is now complete, with Multiplex reaching practical completion on national award-winning integrated property investor and developer Cbus Property’s $265 million office development at 83 Pirie Street.
Designed by Woods Bagot, the 22-level PCA A-Grade development offers more than 30,000 square metres of premium commercial office space with large flexible floor plates of 1,750 square metres. Onsite car parking across three levels will accommodate approximately 110 cars.
83 Pirie also features a landscaped rooftop terrace, with views of the Adelaide Hills to the east, a barbeque and outdoor seating for collaboration and team building opportunities.
The Government of South Australia’s Department for Infrastructure and Transport (DIT) will be the anchor tenant, consolidating its several city locations into one.
Cbus Property’s Chief Executive Officer, Adrian Pozzo, said 83 Pirie represented “the next generation of office design”.
“Combining market-leading sustainability, wellness and technology initiatives, 83 Pirie will provide truly best-in-class amenity, not to mention the positive outcomes for the community and the environment,” he said.
“This office tower is destined to capture a lot of firsts for Adelaide – the first all-electric, carbon-neutral-ready building; the first Platinum WELL v2 pilot pre-certified building; and the first commercial and retail mixed-use building that will not use natural gas.”
Multiplex collaborated with Cbus Property in the early stages of the project to redesign the building’s façade, which includes distinctive sawtooth detail, bronze mesh and custom L-shape pressed brickwork on the lower podium levels.
Multiplex also redesigned the entire rooftop structure to incorporate and support a Building Maintenance Unit to clean and maintain the façade safely.
Construction works spanned 20 months and some 1,745 construction workers were employed on site throughout the build.
83 Pirie has achieved a Platinum WELL pre-certification and a 6 Star Green Star Design Review certified rating. It will target ongoing 6 star NABERS Indoor Environment and Waste ratings, as well as deliver a 3 Star Cleaning Accountability Framework certification.
The all-electric building is the first commercial and retail mixed-use building in Adelaide to not use natural gas and has electric car charging stations, abundant natural light from its three street frontages and drought-resistant landscaping.
