The trend towards zero boundary, small and micro lots with parcel sizes as modest as 80sqm servicing detached houses across Australian cities means tighter building footprints. This demands much more from thinner building materials used to maximise floor area while still delivering higher fire and acoustic performance to meet stringent building regulations for home owners.
Responding to these needs, Australian manufacturer and building solutions provider Bondor, has launched an innovative new zero lot boundary wall building system, LuxeWall® FlameGuard® boundary walling for use in residential housing, terrace, townhouse and many developments applications where (FRL) 60/60/60 minutes, 90/90/90 minutes and Bushfire Attack Level (BAL-FZ) is required.
Paul Adams, National Product Manager, Bondor Australia, said more and more homes are being built closer together across Australia’s cities.
“As land is scarce and in high demand, developers are releasing smaller lots and subdividing traditional blocks to take advantage of raising property prices, it means not only garage walls, but house walls are being built on the property boundary with a space of 10cm from the neighbours wall” he said.
“We’re also seeing an increase to medium density developments such as a detached townhouses and terraces with small space between buildings, which is perfect for Bondor’s revolutionary lightweight and prefinished fire rated LuxeWall® FlameGuard® wall system.
“The system offers smarter boundary wall options for townhouses, terraces and detached buildings or knock-down rebuilds and renovations on small blocks where site access to the boundary is limited.
“LuxeWall® FlameGuard® is made from durable and sustainable materials including prefinished Colorbond® steel and a non-combustible rigid mineral wool that forms both a passive fire barrier and a thermal barrier around a home, for the ultimate in fire protection and climate comfort.
“It outperforms other wall systems due to its lightweight construction method of prefinished interlocking panels that are dropped into position and fixed from the interior.
“Unlike other wall systems there is no need for on-ground assembly, additional building material layers, caulking or sealing and no exterior finishing or major ongoing maintenance,” Mr Adams said.
LuxeWall® FlameGuard® was developed with a unique interior concealed fix system for residential properties with site access restrictions, due to neighbouring buildings or structures in close proximity.
Australian Standards tested and certified, LuxeWall® FlameGuard® conforms to the NCC with Codemark accreditation for easy certification and is manufactured locally by Bondor building solutions in Australia across six states and available nationally.
